I've been on both sides of the table.
I started at Bank of Boston in 1977. In 1983 I co-founded Belgravia Capital, a mortgage banking firm partnered with Heller Financial, where we ran five regional offices and originated $1.5 billion in loans on manufactured housing, self-storage, retail, and hotels. In 1993 I founded Bridge Capital and originated over $850 million in short-term, high-leverage acquisition financing for developers buying assets out of the RTC. That was a good education in what happens to a loan when the market moves.
Then I spent fifteen years on your side of the table. As a principal at Presidio Hotel Group from 1999 to 2014, I led 15 hotel projects in Hawaii, Texas, Oklahoma, Alabama, and California, over $300 million in total capitalization, ground-up construction, renovations, and re-brandings. I've negotiated PIPs and watched schedules slip. That's the part of my resume that matters most to a developer, because it means I read your budget the way you do.
Since 2014 I've placed debt and equity for developers in Northern California and bought special-situation assets west of Denver with Jupiter Holdings. In 2025 I joined HALL Structured Finance in debt originations. HALL is a direct private lender, active since 1995, making higher-leverage construction and bridge loans of $20 to $250 million. When you talk to me, you're talking to the person who will carry your deal from first call to closing.
